Mortgage Loan Specialist

Role

Coordinates the department’s lending activities. Reviews, analyzes and modifies overall application, regulations, system processes, procedures in house and secondary relating mortgage.

Essential Functions & Responsibilities

  • Review and evaluate all information on mortgage applications for compliance with policy/regulatory requirements, loan terms and qualifying variables for obtaining a loan (financial documents, mortgage type etc.).
  • Provide recommendations for the most appropriate mortgage product.
  • Work with Branch Originators, Underwriting, Processing Closing and Third-Party Vendors.
  • Develops and provides recommendations for improvements in sales, service and processes.
  • Evaluates acceptability of loan to Brokers and Real Estate loans on secondary mortgage markets.
  • Keeps informed of current trends in mortgage lending and market factors affecting mortgage lending.
  • Performs other duties as assigned.

Performance Measurements

  1. To meet the minimum established individual goals each month
  2. To maintain a professional, courteous, and friendly atmosphere for members and co-workers while coordinating Lending activities.
  3. To troubleshoot and resolve member and internal inquiries in a timely, friendly and accurate manner.
  4. To demonstrate a working knowledge of all mortgage products, regulations, processes and procedures and procedures and maintain a specific ratio of error tolerance.
  5. Maintain relationship with third party vendors, service providers and Mortgage Team.

Knowledge and Skills

Experience: Five years to ten years of similar or related experience.

Education: (1) A two year college degree or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in house training or apprenticeship program.

Interpersonal Skills: A significant level of trust and diplomacy is required, in addition to normal courtesy and tact. Work involves extensive personal contact with others and/or is usually of a personal or sensitive nature. Work may involve motivating or influencing others. Outside contacts become important and fostering sound relationships with other entities (companies and/or individuals) becomes necessary.

Other Skills: 1. Knowledge of the secondary market and experience with first and second mortgage residential real estate lending. 2. Must be able to type, use PC and general office equipment including 10 key calculator. 3. Must have good communication skills. 4. Must maintain an NMLS Designation per Safe Act. 5. Must be able to register with State Commissioner of Insurance.

Loan Underwriter

Role

To approve, deny and/or counter offer loans, following Credit Union standards.

Essential Functions & Responsibilities

  • Provide information on products and services to staff according to all credit union policies and procedures and Federal and State rules and regulations.
  • Approve or deny a variety of consumer loan applications, with considerable loan authority.
  • Responsible for processing, loan decisioning, and post-closing handling of underwriter functions as well as a solutions resource to FFOs and Managers.

Performance Measurements

  1. Communicate clearly and appropriately with all employees to ensure productive interdepartmental cooperation.
  2. Review loan applications and provide information on loan products and alternative products that best meet the member’s needs. Request and review all required information and documentation to secure a loan.
  3. Obtain and evaluate credit reports.
  4. Calculate debt-to-income ratios on loan applicants, and calculate how much of a loan applicant’s debt is secured or unsecured.
  5. Recommend and outline terms of loan and communicate with FFOs and Managers.
  6. Validate and determine collateral needs and payment plans for members.
  7. Offer recommendations on an interest rate structure that is consistent with credit union policies and is competitive with current market.
  8. Underwrite inhouse mortgage files as needed.
  9. Maintain knowledge of internal trends regarding delinquencies, charge offs, and loan volumes.
  • Enforce strict adherence to established security procedures.
  • Perform other job duties as assigned.

Teller

Essential Functions & Responsibilities

  • Receives and processes member financial transactions, including deposits, withdrawals and loan payments; sells money orders and traveler’s checks to members; transfers amounts from member accounts as directed.
  • Post transactions to member accounts and maintain member records.
  • Welcomes members and provides routine information concerning services and directs members to appropriate department for specific information and service.
  • Cross-sells credit union services.
  • Performs a variety of miscellaneous tasks including typing, filing, computer input and answering the telephone.

Performance Measurements

  1. Accept deposits, loan and VISA payments, and enter into teller system.
  2. Receive payments for mortgage, installment and share secured loans, ensuring that payments equal the amount due and that all late charges, if applicable, are collected.
  3. Examine checks for endorsements and negotiability.
  4. Provide members with proper receipts for payments.
  5. Direct received loan paperwork to other proper departments (title information to Title Clerk; mortgage information to Mortgage Loan Officer….).
  6. Process member mail and night deposit transactions and assist members with phone transactions.
  7. Provide member with account status, including current balances and loan pay-offs in person and over the phone.
  8. Encode or proof daily checks and savings bonds.
  9. Balance official checks and VISA cash advance machine.
  • Process coin and loose change for members.
  • File new member accounts and other forms as needed.
  • Balance personal teller drawer and checks daily.
  • Perform other duties as assigned.

Knowledge and Skills

Experience: Up to six months of similar or related experience.

Education: A high school education or GED.

Interpersonal Skills: Courtesy, tact, and diplomacy are essential elements of the job. Work involves personal contact with others inside and/or outside the organization, generally regarding routine matters for purposes of giving or obtaining information which may require some discussion.

Other Skills: Ten key calculator and computer keyboard by touch. Must be good with detail to deal with numbers and names.

Branch Manager

Role

To direct the operations of a small, Credit Union facility, ensuring the branch meets organizational financial, operational, service, and growth plans. Has lending authority.

Essential Functions & Responsibilities

  • Directs, develops, motivates, hires and disciplines branch personnel; administers performance evaluations in conjunction with Executives and recommends appropriate personnel actions.
  • Monitors branch operating results relative to established objectives and ensures that appropriate steps are taken to correct unsatisfactory conditions.
  • Perform routine member service transactions.
  • Perform consumer loan officer duties.
  • Represents the branch as appropriate in its relationships with members, sponsor organizations(s), suppliers, other financial institutions, and similar groups.
  • Maintains communications with main office; prepares and submits standard reports; attends scheduled management meetings.
  • Monitors all branch activities to insure they are in compliance with established credit union policies and

Performance Measurements

  1. To maintain a cohesive, highly trained and motivated staff, sufficient to meet needs of members.
  2. To provide informed, professional and accurate service and support to all members and associates.
  3. To develop and maintain business partner relationships within the community and area schools. Coordinate branch participation in community activities.
  4. To ensure all documentation is completed, with a high accuracy rate.
  5. To meet or exceed the Branch’s goal. Assist branch personnel with achieving all of their individual goals.
  6. To develop recommendations for cost efficiencies and enhancements to products, pricing and processes by monitoring trends in operations and deposit services.
  7. To offer insurance products to all new qualified loans. Promote benefit awareness within the branch, both by example and training employees to identify opportunities.

Knowledge and Skills

Experience: Five years to ten years of similar or related experience.

Education: (1) A two-year college degree or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in-house training or apprenticeship program

Interpersonal Skills: The ability to motivate or influence others is a material part of the job, requiring a significant level of diplomacy and trust. Obtaining cooperation (internally and/or externally) is an important part of the job.

Other Skills: Must have excellent communication skills.
